Phase 1: Rough clean

Happens right after major construction wraps, often before final trades finish. Large debris is removed, leftover materials are staged or hauled out, stickers and protective film come off windows and fixtures, and floors get a first sweep and industrial vacuum. The goal is a workable, safe space — not a finished one.

Phase 2: Light clean (the deep clean)

The most labor-intensive phase. Every surface is addressed: walls, ceilings, and baseboards are dusted; vents, fixtures, and outlets are wiped; restrooms and kitchens are scrubbed and sanitized; windows are cleaned inside and out; floors are deep-cleaned according to their material. This is where specialized equipment earns its keep.

Phase 3: Final clean (the touch-up)

Days before occupancy or the final walkthrough, a detail pass removes the dust that has resettled, polishes glass and stainless, and addresses smudges and streaks. This is the phase that decides the first impression at the ribbon cutting or move-in.

Interior:

  • Remove all construction debris, packaging, and leftover materials
  • Industrial vacuum all floors — then clean by material: mop hard surfaces, extract carpets, scrub tile
  • Dust and wipe walls, ceilings, corners, baseboards, and trim
  • Remove stickers, labels, and protective film from windows, appliances, and fixtures
  • Clean paint overspray, caulk smears, and grout haze from surfaces
  • Wipe down light fixtures, ceiling fans, vents, grilles, and exposed ductwork
  • Clean electrical outlets, switch plates, and door hardware
  • Scrub and sanitize restrooms and kitchen areas completely
  • Clean inside cabinets, drawers, closets, and built-ins
  • Wash windows, frames, tracks, and sills inside and out

Exterior and site:

  • Sweep and wash entryways, walkways, and loading areas
  • Pressure-wash hardscapes where needed
  • Clean exterior glass and entrance systems
  • Remove construction debris from landscaping and parking areas

Why fine dust is the real enemy

Drywall and concrete dust is the defining challenge of post-construction work. It is fine enough to pass through ordinary vacuum bags and recirculate, it keeps settling out of the air for days, and if you wet-mop it too early you create a smeared film that is harder to remove than the dust itself.
